In 2008, Hybrid identified an underutilized existing City garage that had the structural capacity to accommodate an air rights development. Having watched the area around Harbor East develop and flourish, Josh Neiman thought that the garage site would be ideal for office tenants who want to be close to the water but not pay water-front rents. Putting the office building at this location would save not only on construction and foundation costs, but would eliminate the need to construct new parking as well. Hybrid’s idea resulted in a City RFP and construction on the building should begin in mid-2009. Once again, this outside the “box” thinking is a hallmark of Hybrid.
